Happy Fall Beau Chene!

Our community is a very special place, offering many amenities at a low cost to our residents.  One of those amenities is the security afforded to our neighborhood.  We offer several different levels of security outside of our staffed entry gates.  Some of these include:

• 24hr/7-day a week roving security presence by our contract security

• Our Sheriff’s Department Community Officer patrols periodically Monday thru Fridays   

• Roving St. Tammany Sheriff’s Office Patrols on a once-a-week schedule during school bus pickups and drop offs 

• Additional roving Sheriff’s Patrols for 16 hours starting from Friday at 8 PM to Sunday at 4 AM

• Security Cameras at all three Gates

From these security measures and entry procedures we also track data from visitors entering the community.  In addition, we collect information from calls for security and review incidents to determine if adjustments to our procedures are needed.  Our staff and Board also monitor social media and, when made aware of incidents, reach out to the resident for clarification and understanding of what occurred and if we can mitigate future occurrences.

One way to assist each other is to call security if you see something unusual.  At the very least, reporting the event allows us to track what has happened and evaluate any measures that need to be taken.  In our community, we are fortunate to have many layers of security, but still could benefit from neighbors looking out for neighbors and reporting unusual events to our security team or BCHOA staff for follow-up.

Dear Homeowners and Residents:

The Beau Chene Homeowners Association (BCHOA) will be conducting our annual test of its Emergency Notification System (ENS) on Thursday, September 1, 2022 at 2:00 PM CST.  This is only a TEST of the system and no action is required. Only residents of Beau Chene who have signed up for the alert system will receive the TEST by either a Call or Text Message, depending on how they have opted-in. 

The ENS will be utilized by the BCHOA, pursuant to an established protocol, when situations require notification to the homeowners and residents through means not sufficiently met by currently available social media postings or email notifications.

Water Well Work – Lower Water Pressure the weeks of May 9th thru May 16th  

BCHOA has two (2) water wells that provide drinking water for the entire community.  On a periodic basis, the two hydropneumatic pressure tanks, one at each of our two water wells, are internally inspected.  The interior condition of each tank is assessed for the need to be reconditioned with AWWA and LDHH approved coatings.

This effort began this week at Well 3, at 681 Tete L’Ours Drive. The pressure tank was determined to be in good condition but does require minor reconditioning. This process involves sand blasting, coating, curing time for the coatings, disinfection, and bacterial sampling before the well can be brought back online. 

Once Well 3 is back online, we will move on to inspect the tank at Well 4, at 817 Beau Chene Drive.  During this time the water system will be supplied by only one well, and periods of lower-than-normal water pressure may occur.  This should not affect in any way the quality of the water supplied by your BCHOA water system.

We request that you limit your irrigation usage during this time to between the hours of 10 PM and 5 AM.

Culvert Replacement Project on Beau Chene Drive

Commencing Monday, March 28th at 9 AM 

Our Public Works staff are working on a planned project to replace culverts (drainage pipe) that are approximately 35-40 years old.  The culvert being replaced Monday runs under Beau Chene Drive between homes at 532 & 534 on the south side and homes at 535 & 537 Beau Chene Drive on the north side of the road.  There will be a one-day road closure during the work to replace pipe underneath the roadway.  During road closures there will be NO Thru Traffic on this section.  

 The work will include:

• Removal of a section of the asphalt road and old culvert underneath road
• Installation of new LA DOTD approved arch metal coated pipe 
• Fill in and pack with limestone and clay material and allow to compact.  During compaction the roads will be fully opened.
• The final step is to repave the asphalt roadway section next year.  

All work progress will be subject to weather conditions.  Residents and guests will need to plan their routes around the work area.  The work area will be identified with road signs indicating road closure and detours.

Dear Residents:

In anticipation of strong winds and the potential of tornadoes, we are closing the right-hand member lanes at the MAIN, EAST, and MARINA gates today, Tuesday, March 22nd starting at 1:00 PM.

They will remain closed until 7:00 AM tomorrow, Wednesday, March 23rd. This measure is to prevent wind damage of the automated gate arms.

We apologize for any inconvenience and thank you for your understanding.

We are pleased to announce the activation of the security gate arms at the Marina Entrance on Friday, February 4^th.  The procedures for entrance with the gate arms are the same as already in place at both the Main and East Entrances. 

• The gate arm in the left (Visitor) lane will stay in the down position with the on-duty security officer opening the arm after clearing each visitor.  Vehicles with a current Beau Chene decal or a current Temporary Pass will also be admitted through this lane.
• The right (Member) lane will also stay in the down position and the gate arm will respond to vehicles with activated RFID tags.  The gate arm takes approximately 3-4 seconds to raise in the UP position once it has been activated.  The gate arm does not have a sensor to return to the UP position for a following vehicle (with or without a RFID tag) that is tailgating (piggyback) too close to a vehicle already entering.  DO NOT TAILGATE.  If the gate arm and other property at the gate is damaged by drivers that tailgate and/or ram the gate arm, they will be responsible for the repair costs.

Due to the short distance between Hwy. 22 and the Marina guardhouse/gate arms, there may be times when the security officer on duty will manually open the gate arms to allow quicker entry to avoid stacking vehicles onto Hwy. 22.

RFID Tag/s are available at the BCHOA office.  Members may request the RFID tag/s via our website or in person.  Via the website:  go to www.bchoa.org and click the blue “RFID Tag Form” button at the top of any page, complete all fields of information (all mandatory fields must be completed) and click “submit”.  You will then be notified by email or phone when your RFID tag is ready for pick up. There is a $10.00 fee for each RFID tag.  Due to the delicate physical nature of the RFID tag, it will only be issued in person at the BCHOA office.
